A steam boiler heats water until steam forms. Steam travels through distribution piping to radiators, gives up heat as it condenses and the condensate returns toward the boiler.

A steam system is not simply a hot-water system run hotter. Proper water level, pressure control, venting, piping and condensate return are fundamental to operation.

- Banging or water hammer

- Short cycling or pressure-control issues
- Water leakage or frequent make-up water
